Homes sales are blazing in Florida and most notable in the Naples real estate market, where housing inventory levels have dropped to their lowest point since 2006. The Naples Board of Realtors 2011 to 2012 annual comparisons highlights:
- Overall inventory decreased 13 percent from 7,581 listed properties to 6,557 listed properties.
- Overall closed sales increased 29 percent in the $ 500,000 to $ 1M category.
- Pending sales for the Naples coastal area increased 15 percent.
- Median closed price increased 17 percent from $175,000 to $204,000 ahead of Dr Lawrence Yun’s predictions in April 2012
- Naples coastal area pending sales increased 17 percent from 331 sales in 2011 to 388 sales in 2012
Dr. Lawrence Yun, a chief economist and senior vice president of research for the National Association of REALTORS® spoke about the South West Florida real estate market. “Buyer traffic is up from a year ago, there is plenty of demand but insufficient inventory to improve sales more strongly. We’ve transitioned into a sellers market in much of the country.”
